The upper Sun River watershed has long been a popular attraction due to its unmatched beauty and diverse terrain. Gibson Reservoir and the lake trail provide scenic access to the Bob Marshall Wilderness.
Willow Creek Reservoir is located approximately six miles north of Augusta. This lake is a favorite for fishing, camping, and water sports.
This recreational area is nestled above cattle ranches along the Rocky Mountain Front. It features the newly created Falls Creek Acquisition, which opened up over twenty six thousand acres for public access. This area offers excellent fishing, hiking, hunting, and cross-country skiing opportunities- complete with breathtaking waterfalls.
2019 Falls Creek Acquisition
One of our proudest accomplishments was facilitating the purchase of 442 acres bordering Falls Creek, by the Rocky Mountain Elk Foundation. In turn, RMEF deeded the land to the USFS, opening up over 26,000 acres of land for public access, including access to the Dearborn River.

Willow Creek Lots
To date, we have sold over 150 parcels in the Willow Creek Subdivision. They are mostly sold as recreational properties, although they are also home to many full-time residents. Covenants were filed in the early 1970's, but were never enforced. This allows people to build homes tailored to their vision.

Buffalo Hills Estates
Buffalo Hills Estates is comprised of 30 lots, ranging in size from 3.5 to 22 acres. We have sold 29 of these lots, and have only one remaining to date. Less than a mile west of Augusta, this area has outstanding views and reasonable covenants. These estates are just minutes away from Nilan Lake.
